Do you need an Energy Performance Certificate?

At BEE Homes we can provide Energy Performance Certificates. EPC stands for Energy Performance Certificate. Residential or Domestic EPCs were introduced by the European Union (EU) initiative (Directive
2002/92/EC – EPBD) to help improve energy efficiency across all the member states.

Whether buying or selling a home, an EPC provides valuable information. Valid for 10 years, it indicates such factors as Carbon Emissions. As well as this, it also offers an insight into the Energy Bills. Houses and Listed Buildings require EPC before selling.

So what is an EPC?

Generally speaking, the factors that measure your EPC are the amount of energy used per m² as well as the level of Carbon Dioxide levels. The EPC results range from ‘A’ to ‘G’ – with A being the most energy efficient and G being the least.

Consequently, this creates a more accurate result to work with.

Some methods of improving your EPC include:

  • Replacing your boiler
  • Wall Insulation
  • Loft Insulation
  • Solar Panels

Sellers and Landlords must provide an EPC rating. This is a legal requirement. It is paramount that you know as much as possible about your new property. Monitoring your EPC also may reduce costs, by making the property more energy efficient.

When a Energy Performance Certificate is lodged, a RRN number will be created. This is located on the top right hand side of the certificate. The certificate can be searched for independently by any prospective buyer or occupier on the non-domestic registry website (
